About The Hynes Team

The Hynes Team is a Northeast Florida husband and wife team that knows the area inside and out! William and Josette ("Bill and Jo") Hynes are a multi-faceted team serving all of the Jacksonville area, from downtown Jax currently undergoing a major revitalization, to the beaches, where living the beach life becomes reality. They pride themselves on integrity, knowledge, and relationship building. The Hynes Team has a unique and personal approach to real estate where clients know they are working with professionals, but feel like they are working with trusted friends.

Originally from New York, Bill and Jo grew up in Long Island. Bill grew up in the Levittown-Hicksville area attending the Island Trees School District. He was a firefighter with the Levittown Fire Department where he also trained and served as an EMT. Jo grew up along the north shore of Long Island attending Catholic schools in Westbury and Manhasset and then graduating from Ward Melville High School in Setauket. After attending college in Charleston, South Carolina, she spent a year skiing in Vail, Colorado. When Jo returned to Long Island, she met Bill and they were married in 1999. The ever adventurous and optimistic Jo convinced Bill to move to Denver despite having no jobs or network out west. It only took a few months to establish themselves, Jo in Hospitality Management with former Starwood Hotels and Bill in Law Enforcement with the Denver Police Department and the Denver Broncos where he was on-field security assigned to the starting quarterback.

They spent 15 years in Denver, renovated two homes, and had four children. Then on a whim in 2014, Jo once again convinced Bill (and their kids) that it was time for a new adventure on the coast of Northeast Florida. Choosing the area based on school ratings, the family landed in Nocatee, Ponte Vedra for the first two years. In 2016, they moved just over the bridge to Ponte Vedra Beach where Jo found a home that she had a vision to renovate! At the same time, they began their most successful endeavor yet, establishing The Hynes Team as local real estate advisors.

Understanding the ins-and-outs of real estate came naturally to The Hynes Team. Bill grew up with a real-estate-agent-mom who taught the family that "real estate never goes wrong if the location is right." Jo also grew up surrounded with real estate talk and investing. She has knowledge that surpasses most realtors including an understanding of construction and renovations, knowing how to calculate return rates for investors, and understanding the balance of occupancy, ADRs, and forecasting for short-term-rental buyers. Combined they have an extensive network of everything local, from people to businesses and professional services; their expertise speaks volumes!

When it comes to listings, The Hynes Team has a 7-year average of nine days on the market "active-to-under-contract" with sales closing at 98% of list price. Having four children who went through the local schools, Bill and Jo understand the time it takes to help families find the best place to call home. When working with buyers, Jo also has a keen eye for homes that offer the best return potential with a little bit of work. They also work with local builders to help buyers create what they envision when coming to enjoy the coastal life our area offers.

In their free time, the family enjoys traveling both internationally and around the states. In recent years, a favorite US destination is Oxford, Mississippi where Bill and Jo visit their oldest kids at Ole Miss and share a "Hotty Toddy" greeting with locals.

When home, Jo enjoys doing home improvement projects, dabbling in woodworking, and laughs when stating, "the power tools are mine and the kitchen is Bill's." Though they both love to cook, Bill is the family gourmet who loves to create dishes from all over the world including India, Asia, Africa, and Italy! They also enjoy going to the beach to search for sharks' teeth, a pastime enjoyed by most locals.

The entire family loves animals and through the years they have rescued dozens of animals from Saint Bernards to Pekin ducks! Currently, the family has a Saint-Berdoodle named 'Colonel' (a tribute to Ole Miss), three rescue cats, and a brightly colored leopard gecko named 'Gary'.

Living near a marsh, Bill and Jo have also rescued injured wildlife. The list includes a barred owl, a pileated woodpecker, several types of turtles, a mottled duck, a raccoon, and all but one have survived and were returned to their habitats.

The Hynes Team supports various animal charities, the Ocean Palms Elementary PTO, and Best Buddies International, an outreach for which their three oldest kids have served as officers in the Ponte Verda HS Chapter. Still adventurous and determined, Jo dreams of finding the perfect place in Italy for their family to enjoy vacations and maybe retirement one day. This time Bill says he will not need convincing to go and who knows, maybe one day they will help launch the first Compass Italy office, too! ;-)
