"Let me start with how I got the house that I finally bought with Eric's help: It came on the market on a Friday night, and I called Eric right after I saw it. He immediately contacted the seller's agent and set up a visit for me on Sunday. Once I made the decision to make an offer on Monday, he helped me put together a preemptive offer and presented to the seller that night. With some back-and-forth, the seller decided to wait for the offer date a week later. Eric then helped me decide the best offer based on my financials, and helped edit a letter I wrote for the owner. A week later, Eric helped me seal the deal by communicating with the seller's agent many times on the offer date. This was not just for the house that I finally bought. Eric helped me make 4 other offers before that. He was always super responsive, and moved swiftly to get things done. This was even more impressive considering I started house hunting when the covid-19 outbreak started in March. As a real-estate agent, Eric was very knowledgeable about the real-estate market in San Francisco, as well as Daly City, Pacifica, and South SF area. I could ask him about any target property, and he could often tell me what the neighborhood was like, and offer his honest thoughts about it. "I had a steep set of requirements for buying a property, and a low budget for the San Francisco market. Eric showed me multiple properties that could be an option, and didn't mind when they didn't click. He also monitored the market and gave me an overview of where prices were during this unusual time and where they may go, as well as an overview of neighborhoods with good prospects and the amenities I wanted. It took a few months, but he found a property that checked all the boxes, and had just been reduced to fall within my price range. Eric arranged multiple showings for me (during the pandemic!) so I'd be comfortable with making an offer. He walked me through offer considerations and provided some recommendations on how to proceed. Taking his advice, I made a below-asking offer that was accepted ahead of other potential buyers. That's a very difficult path to navigate when buying in San Francisco, and I appreciate his judgment and advice that made that successful offer possible. I'm an attorney and very detail-oriented. I'm sensitive to when someone isn't on top of the details, or fails to execute on them. Eric was deep in the details during the course of the transaction. He knew the answers to all of my questions, responded quickly and clearly, and frequently anticipated the questions I'd ask before they occurred to me. Like any transaction this one had a couple of hiccups. Eric explained the issue, the likely impact, and managed the problem with the sellers. He successfully kept the deal on track, with the final result of an on-time closing. Right before closing, he pro-actively provided the contact info for PG&E, the various internet providers available in my new building, and the contact info for several moving companies, which was a considerate and helpful touch, and much appreciated. He is a pleasure to work with, took time from the early showings and my feedback, to eventually - maybe 3+ weeks - to hone in on a great home for me and at the right price. He knows the area, actually LISTENS to issues raised as we looked at homes together, sent me "possibles" via email that let me process information at my convenience. I commented on the listings and that helped him help me! Then as the deal was going forward, he assisted at every step... the inspections, dealing with changing closing dates and a holdover by the sellers, and then arranging changing of the locks, etc. Every time I reached out - roofer for an inspection, etc. Eric had some options and assistance.
