Really feeling it this month! Maybe it's a result of my folks celebrating their 50th wedding anniversary!?! (YAY mom + dad) Maybe it's PRIDEš month and the feeling of togetherness in a wonky landscape. Maybe it's all of you, helping me have my best YTD yet in this wild business (thank you). "My cup runneth over." My hope is you're feeling fulfilled as well. May you enjoy a summer filled with family & fun, poised to take on whatever lies ahead in the back half of the year. Expectations and predictions for what may come seem to be continually revised, extended, vary in grandeur and severity, Debt ceiling talks, Fed speak. Employment numbers rather strong. Tech rallying the Nasdaq. Crypto under the SEC's gun. LIV and PGA mergerš² And now Canadian wildfires filling the air. I'm not telling you things you don't already know. This just scratches the surface ahead of an election year that will either be reality television worthy or watching paint dry...or a car wreck! So why point this out? Because real estate happens in EVERY market environment, political landscape, boom, bust, or pathogen outbreak. Families grow and shrink, marriage unions, divorce liberations, empty nesters or new parents nesting. Your hyper local market will tell the tale. Make sure your agent is telling you that story. If you need an agent in your area, chances are I have a recommendation as I spend quite a bit of time talking shop with Compass agents all across the country to identify trends, learn, grow and unite. Our local data supports what I've been telling some of you in our conversations. Closings in Davidson County (Nashville) and Williamson County (Brentwood/Franklin) were up roughly 27 and 36 percent MoM respectively. YEAH...!!! New listings and properties going under contract in both market centers were relatively flat, but let's celebrate the win. Buyers, you pulled the trigger in March and April! (Assuming 30 day closings) There may not be a TON of inventory, but what's hitting the market that is good, ready and priced correctly is GOING! For all of you Sellers, thinking you're going to get what the Jone's got for their place last Spring (or more), it may be time for a come to Jesus moment. Let's talk and I can show you DATA about closings that have taken place in the last 30/60 days that will really paint the picture of where you should be. You should LOVE where YOU live. Be conservative, but don't be scared. I LOVE this stuff. I LOVE talking about it. Pulling the data. Running the numbers and setting up our game plan. There are now 15 US states that guarantee all their high schoolers will take at least one semester of personal finance before crossing the graduation stage!
