The Seattle/Eastside housing market looks to be progressing toward a balanced market. Really, Trey? Let's start with the definition of a balanced housing market. It's when housing supply (inventory) matches buyer demand with home prices rising in line with long-term average rate of inflation. Here's the data to support: 30-45 days is the average amount of time for a house to stay on the market in a balanced market. C losed homes sales over the past 30 days had an average time on market of ~9 days. Currently, active homes for sale have been on the market for ~22 days. This is based on data pulled for homes with an average price of $1.1 million in the Seattle/Eastside area.More inventory, higher interest rates, and peak prices for now. What does this mean for you? In general terms, if you're looking to buy, there is more to choose from. If you're looking to sell, the time is now.
