| | The Marin market continues to face low inventory, resulting in a 27 percent decline in sales volume year over year. However, the positive news is that Marin has fared better than most residential markets in the US, with only a 6 percent decrease in prices. This performance stands out, especially considering the supply issues compounded by homeowners benefitting from record low locked-in interest rates on existing loans. It's important to remember that the significant appreciation seen from 2020 through 2022 set high benchmarks that exceeded the values of the same homes in early 2020, prior to the pandemic. Analyzing the October sales data below, note that it includes on-market sales, including homes that have been listed for over 200 days, as well as a small percentage of off-market sales. While multiple offers are less common in 2023, one consistent trend remains: buyers are still willing to pay a premium for newer construction homes in desirable locations with walkability or level lots with usable yards. This can be attributed to the high costs of labor and materials. If you're considering selling your home, now is an excellent time to discuss strategies to maximize its value. It's rated moderate difficulty with a completion period of roughly two hours, featuring notable landmarks such as West Point Inn, Muir Woods National Monument, and Mount Tamalpais State Park along its way. |
