One of the biggest questions we’ve been asked since the election is about the real estate market: What’s the impact on interest rates? As inflation continues to recede, will rates follow suit, prompting sellers who are locked into very low interest rates to finally relent and sell? Will a change in administration, coupled with imminently lower mortgage rates, boost buyer confidence and drive an uptick in activity?
While we can’t predict the future, it’s fair to say that the next several months are likely to see plenty of transactions, spurred by the new administration. According to the National Association of Realtors (NAR), median home prices in the D.C. area tend to increase by an average of 5% in the year following an election. Additionally, with expectations that the new administration will advocate for a return to in-office work—and some companies already aligning with this approach—renewed interest in D.C. properties seems likely.
What we can say with certainty is that you just can’t time the market. With so many variables in play, the best time to make a move is when it aligns with your personal needs and goals. There are still excellent opportunities for buyers and sellers, and there’s no better time than now to explore them. If you’ve been waiting for the perfect market moment, this might just be it.
Speaking of the best times, Thanksgiving is this week, and it’s one of our favorite holidays. It’s a chance to pause, reflect, and celebrate with those we hold dear.
