Did you catch that seismic shift?
Just yesterday, mortgage rates dropped drastically in one of the largest single-day declines in 20 years. According to MND
, the average 30-year fixed mortgage rate now stands at 6.4%.

Why the sudden change?
As you learned in previous newsletters, historically long-term mortgage rates are closely tied to the 10-year Treasury yield, not the Federal Funds rate. After the Fed's positive economic outlook last Wednesday, Thursday's slow ISM Manufacturing index number and Friday's unexpected rise in the unemployment rate to 4.3% concerns about recession rose. This could prompt the Federal Reserve to lower their fed funds rate faster. While we are not economists, we see a ton of volatility in the market.

It is worth remembering that economic recessions do not always negatively impact housing prices. In fact, during the last 44 years, housing prices rose in three of the five major recessions (1980, 1981, and 2001).

What’s next?
While we don’t have a crystal ball, we are optimistic as we may see mortgage rates dip further in the next 30 days. This could encourage sellers with low interest rates to list their homes, increasing market inventory. If you've been hesitating to buy due to high rates, now could be your moment.

Buyer activity has declined slightly compared to the previous month but remains higher than the same period last year. Active inventory has increased since last month, and listings sold have decreased slightly due to typical seasonal trends.

The market remains relatively stable, with the number of pending listings holding steady from the previous week and active inventory staying consistent. Although new listings declined, the days on market decreased, and both the median active and sold prices remained stable.
