| | The state of Washington now requires real estate agents to enter into broker services agreements with buyers, changing the way agents and purchasing clients form relationships. These revisions to Agency Law require that agents enter into a brokerage services agreement with their buying client before — or as soon as reasonably practical after — the provision of real estate brokerage services. This contract includes stipulations like length of partnership, exclusivity vs. non-exclusivity and the rate of compensation. Sellers will continue to be required to sign a Listing Services Agreement when selling their home. Washington is the first state to enact such legislation. |

| | | Compared tot this same time last year, King County continues to outperform the greater housing market. Despite the rate drops recently, listings that went pending did decline by around 10% but remain positive. Sold listings have caught up slightly while active listings remain down from the prior year. Coupled with the rate drop and the holiday build up, we should anticipate a fairly more competitive market in early January in comparison to early January in 2024. |

| Active inventory continues to decline with traditional seasonality, while the market reacted very differently depending on the county last week in regards to activity and listings that went pending. The median active price, and median sale price continue to remain stable as the days on market rise into the holidays.
