| | Just 2 months ago in our newsletter we said, "In looking ahead to 2024 and beyond, we see the market slowly ramping up as time goes on." And therein lies the problem with making predictions...and using italics for even greater emphasis! 2024 has been anything but slow thus far. In fact, it has been downright booming in most places. According to our in-house lender, every property she worked on in the last few weeks sold for over asking. And the one offer we made last week on a townhome in Sunnyvale received 18 offers! As we learned in our Monday morning meeting, this was hardly an outlier. Open houses were unusually busy, too. While world events can always put a quick damper on consumer optimism and the economy, the current real estate market shows no immediate sign of slowing down. There has been a definite change in attitude amongst buyers and sellers from one of caution in the fall to greater optimism now. The apparent end to rate hikes by the Fed (and anticipated decreases in the coming months!) as well as the stock market reaching all-time highs has no doubt played a role in this change in perspective. Lest we get overconfident though, those world events referenced above as well as the impending presidential election and the ever-present possibility of "unknowns" should keep us on our toes. That said, it feels very much like 2021 right now, which was hot, hot, hot! |

| | Over the holidays I finally carved out the time to create a whole new web presence for us - a long planned project that had lingered on my list for far too long. I have to say it was fun to flex my graphic design skills which had taken a back seat to the day-to-day business of real estate. The end result is a website that is both modern and device responsive (e.g. works well on everything from desktops to cell phones).
