| Our hearts ache for all those affected by the horrific events that unfolded last week at the Covenant School here in Nashville. The wounds of this tragedy are still quite raw and will leave a large scar on this otherwise bucolic community. Scars remind us of the pain, are a sign of healing and often give us the resolve to effect change/action. On a personal note, many of you know Matt & I choose to call Nashville home having moved here from San Francisco a few years ago. One thing is for certain, as this somewhat small town has grown into it's big city boots, the warmth and communal spirit grounded in Faith, compassion and joy has remained constant. Nashville once again lives up to the state's namesake - the Volunteer State. We've witnessed (and participated in) collaborative rebuilding in the face of natural disasters and not surprisingly see Nashvillians coming together once again to help one another through anger and grief on the path toward healing. It is a STRONG community we are proud to call home. On to the market - thank you for sticking with me. March has proven to be an early Spring despite somewhat erratic weather. We see New listings continuing to increase MoM just shy of 20% for both Davidson and Williamson counties. And the number of homes sold has increased roughly 15% MoM in both as well. In Nashville, we're only about 10% off of March 2019 numbers, a time when things were "normal," albeit the city was arguably not as large! Sellers: buyers remain picky. They know what they want and are savvy now that they're in the game having been benchwarmers for many months. You HAVE TO ensure your property is in it's best condition. Fix the molding. (CNBC) > The Fed has been so focused on curbing inflation that it has essentially ignored the risks of its policy of raising rates more quickly than at any point in history. The more housing units you can build, and the fewer parking spots, the lower the rent..... Parking zoning laws are being revised. America’s parking glut has its roots in zoning rules first passed in the 1950's, when car ownership was on the rise and urban planners worried there weren’t enough curb spaces for all the new drivers.
