| Facts About the NAR Settlement |
| We would like to inform you about the upcoming changes in the real estate industry that will take effect on August 17th, 2024, as a result of the NAR settlement. These changes will have a significant impact on the way real estate transactions are conducted, particularly in regards to the representation of buyers and the payment of buyer's agents commission. Starting August 17th, broker's agents commissions will no longer be published in the MLS. Additionally, buyers will not be allowed to view homes with their realtor without a signed Buyer Representation Agreement. One of the key questions that arises from these changes is how buyer's agents will be paid for their work going forward. The payment of the buyer's agent's commission is now a negotiable term when writing an offer on a property. In the past, the seller has typically paid this fee. However, after August 17th, we may see the following scenarios: Buyers can pay their agent directly at the close of escrow, and it would be assumed that buyers may make an offer on a property that reflects this payment. The buyer can ask the seller to cover all or a portion of this fee, which may also change the offered price on a property
