Sea Isle City Market Value Update

What does the future hold for the Sea Isle City Real Estate market? This is the question that I am often hearing. Over the past two months, we have begun to see a transition in the market. The unsustainable appreciation rate of 47.5% that Sea Isle City realized in 2021 has leveled off and house prices in Sea Isle City have stabilized. This does not mean that prices are going down, they just aren’t going up. I expect this balanced stabilization to remain for the foreseeable future for the simple reason that the homeowners can afford not to sell. Sellers can afford to keep their beach houses instead of selling for a lower price than a similar recently sold house. Conversely, buyers are not willing to pay a higher price for a similar house that recently sold, despite the fact that they can afford to spend more. These two factors should result in a more balanced market. The Sea Isle City inventory is another hot topic. There are currently 44 residential units for sale on the island. Given that summer is right around the corner, I expect the inventory to remain low for the next 2-3 months. Finally, the demand to be in Sea Isle City has remained high. Most of our rental inventory is fully booked, with the exception of a few new properties that are new to the market and are filling up quickly. I haven’t had any of my perspective buyers tell me that they don’t want to buy in Sea Isle any longer and my clients who have purchased homes are all looking forward to another great summer on the island! Sea Isle City is a great place to call your home away from home and we can’t wait to see you down here!

As mentioned previously, conforming rates -loans under $647,200- are still on the rise. Our JUMBO rates -loans over $647,200- are still very low. Our 30 year zero point fixed rate is holding at 3.125%.(3.199% APR). We are looking forward to a great 2022 summer in Sea Isle. BEACH TAGS Sea Isle City’s 2022 Seasonal Beach Tags are on sale at the pre-season rate of $20 each. 2022 Beach Tags will be available at the following locations: 1)Welcome Center 300 JFK Boulevard, Monday thru Sunday from 9:00 AM to 4:00 PM. Only cash or checks are accepted at the Welcome Center. 2) Sea Isle City’s Tax Office, located on the second floor of City Hall, 233 JFK Boulevard, from 9:00 AM to 4:00 PM Monday to Friday. 3) Beach Tag Vending Machine, located in the lobby of City Hall. The Beach Tag Vending Machine is accessible 24-hours a day, 7-days a week, and accepts cash only.
