| | As the weather changes and feels considerably brisk, the housing market is experiencing significant shifts as well. With the fall season in full swing, new listings coming to market have now slowed down considerably, and existing listings are being sold, reducing the available inventory. Motivated sellers looking to close deals before year-end have shown a greater willingness to negotiate, fostering a favorable environment for buyers in certain cases.
I truly believe that the heart of my role as a real estate agent is helping buyers get the best deals for the lowest price and ensuring sellers achieve top dollar for their homes. I'm thrilled to share that for every seller I represented, I exceeded expectations by negotiating sales above the asking price, often very significantly so. And for every buyer I represented, I successfully negotiated deals below the asking price, ensuring optimal savings.

On September 18th, the Federal Reserve cut its benchmark rate for the first time since 2020, boosting housing markets. Analysts expect more cuts by year-end as inflation hits a 3½-year low and consumer confidence rises for the fourth month. While stock markets remain near all-time highs, they've been volatile since mid-July. As of early October, mortgage rates fell to their lowest since February 2023 but spiked after a strong jobs report, likely a short-term fluctuation. Interest rate predictions are challenging, but rates are expected to decline further in Q4. Despite lower rates, buyer demand hasn't rebounded as many wait for more declines. The rise in available homes outpaces sales, favoring buyers, though some properties still sell quickly above asking price. Typically, market activity peaks in spring and cools in fall. October marks the peak of the autumn selling season before a slowdown into winter. Sellers often reduce prices to close deals before this drop. |
