To be honest, I'm not sure which application of the word "fire" will unfold in the next couple of months. This market feels like it could rip - taking off like a rocket-ship shooting to the moon if the Fed comes to a rate-cut consensus soon (3rd quarter?). It could be teasing us like the heat from long burning embers as it keeps us warm, only to fizzle out. Or it could be complete devastation that we're seeing out of the Texas Panhandle and countless times in recent years out West. Only certainty is we're seeing flames. It will take time, news out of Washington, Israel, the Red Sea, continued earnings reports, and presidential certainty to help shape our course. For now, things are looking okay. Congratulations to all of you holding NVDA and Bitcoin. 😉 Green shoots continued locally through February, with another MoM increase in homes going under contract (~10% & ~25% for Davidson/Williamson Counties, respectively). The number of homes sold increased a stellar 31% in Nashville MoM! New listings are hitting the market as well with a 22% increase in Nashville while WilCo saw a 5% jump. Not bad for February. Maybe it's the Spring-like weather we have scattered in here & there; 75°and sunny yesterday. ☀️ Buyers are still picky; seller's seem to be more reasonable. Feels like we're on our way to equilibrium, all other variables remaining equal (insert eye roll here). Nashville is not alone in this. Reports of increased open house attendance are coming out of Chicago, Austin, and even San Francisco. I maintain the thought mentioned last month that we will see a lot of off market activity this Spring and Summer. Anecdotally, I have a list of a dozen or so investment properties that'll go that way. Again, it's only March 4th...Spring cometh early!?!? On the personal front, Matt and I popped back to CA briefly to support a friends ballet production of Cinderella, see the family, and we cruised through Denver on the way home to meet our new identical twin nieces. Hearts are full, body and mind rested, ready for what feels like a full-speed ahead market. Let's play! |
