Dear Clients, Colleagues, and Friends...

While our brains might take a backseat during peak summer season,
this is the perfect slow time to tap into what truly matters to us and how our homes and lifestyles align with our desires. What aspects of our lives do we most appreciate this summer? Do we prefer staying close to home, or does travel excite us? Do we crave routines or do we prefer novelty and change? With my geographic advantage to both city life (Manhattan+Brooklyn) and country life (Bedford, NY), this summer it hit me... I love an established routine, plus free space for dashes of novelty.

One of my favorite routine highlights of the summer has been the simplicity of Saturday morning cardio and yoga gym workout, steam/sauna, and pool-time-noodle float-catch-up with my husband. A close second favorite is collapsing into our new L-shape sofa with our 20-year-old daughter to binge the 2014 5-season series "Broad City" - we have never laughed harder, and that comfy sofa brought us together this summer (more on that below). As for novelty? Exploring new restaurants throughout the city and Westchester, growing a native pollinator meadow/garden, and connecting with wonderful clients about their real estate aspirations in the city uptown, downtown, Brooklyn, and 'the country' (that's Bedford NY + Westchester County of course). Fall is coming, and we will be ready.

As I prepare to depart for my family vacation in France, I encourage you to plan fun events or travel as bookends at the beginning and end of summer - it's something to look forward to, and it certainly removes the sting of summer coming to a close. Labor Day weekend feels like the official close to summer in NYC, but technically we have 24 days left of summer (the first day of Fall is 9/22).

Le Charlot on East 69th Street/Madison Avenue has been one of my favorites since its opening in 1995. So classic, and they still serve their delicous Cajun mahi-mahi with graprefruit lime sauce and couscous.

Cornelia Street between Bleecker + West 4th is a gem of a block with multiple charming dining establishments... Since 1996, Le Gigot has been a staple 'go-to' and the Banana Flambée is my favorite for dessert.

Avg Sale prices were relatively flat to last year, signed contracts were down (-2.7%), and inventory was relatively flat... overall, it's a recipe for a balanced market, with opportunites for both buyers and sellers.

Total Sales transactions were up for condos/down for co-ops and townhouses, signed contracts were down, and inventory levels were down... low inventory levels fuel demand in Brooklyn's seller's market, but buyers can secure value if they're organized with a solid strategy.

Native Gardens + Meadows
We recently converted part of our yard to a native field and meadow - now butterflies, bumblebees and hummingbirds are frequent visitors! We selected 16 varieties of polinator plants, and the Phlox Paniculata 'Jeanna' has been the butterfly's favorite so far. If you are curious about converting your lawn to pollinator friendly native plants, Bedford2030.org is one of many local eductional resources.
Gardens, Grounds and Music
Caramoor in Katonah is one of my favorite local destinations for nature, music and a stroll through spectacular grounds and gardens. Be sure to explore "Sonic Innovations", an outdoor sound experience, curated by Stephan Moore featuring multiple artists. Details here.
OHHO at the Old Firehouse

Equestrian Clothing Donations
The Rider's Closet is a 501(c)(3) public charity program, founded by philanthropist and professional equestrian Georgina Bloomberg to promote inclusiveness in equestrian activities. They accept new and gently used horse attire donations for riders who need assistance with the cost of equestrian activities.
