Aloha from Kona, Big Island of Hawaii


Big Island Real Estate is moving more robust than ever thanks to very tight inventory. The median price of a Kona single-family home is still above the $1M mark


The number of COVID new cases has dropped significantly here on the Big Island. The newly reported daily cases have gone down to 58(yesterday) from over 800 a month ago. (the population of the Big Island is approximately 200,000.)  As a result, the

 COVID-related restrictions may loosen up soon.

Hawaii has kept tight restrictions compared to other parts of the country, but the changes may come, finally!!


*Safe Travels Program may be dropped as early as late March

*Curtailing or removing indoor gathering size restrictions by late March

*National Guard Personnel to depart Hawaii in mid-March


And, for the first time in almost two years, we see cruise ships in Kailua Bay. While these big boats are still operating with only about 50% capacity, we will see an increase in cruise ships visiting Kona and Hilo.

KONA Market Update

February 2022

The YTD median price of Kona Single Family Home is $1.05M and $475,000 for condos. The median prices typically jump in January during upmarket due to a lack of sample size. Now that we are in February and have more closed sales, the median prices reflect the market condition more accurately.


The inventory, which increased a bit in January, is dwindling again. Hawaii is in the busiest tourism season. 

More People = More Transaction.

There are currently 50 homes and 19 condos on the market. 

VERY TIGHT


Of the 127 properties closed in 2022 in Kona, 44% of the transaction sold over asking price. 21 % of the listings were sold at full price, and only 25% of buyers were able to negotiate the purchase price.

The US housing market has had a white hot year. Home sales are on track to reach the highest level in 15 years, with an estimated 6 million homes sold in 2021. 

But whether you benefited from this surge depended a lot on if you were selling a home or buying one. 

Homeowners saw average home prices skyrocket nearly 20% through the third quarter compared to a year ago, according to the Federal Housing Finance Agency. It was the largest annual home price increase in the history of the agency's House Price Index. And, in some hot markets, the price increase was double that.
