A Note From Melissa

I hope you all had a wonderful 4th of July!  July has started out to be a very busy month!  It began with getting my wonderfull first time home buyers into contract on their dream home in Danville.  I then headed out to New Orleans to celebrate my bestie's daughter's 21st birthday (a promise we made to her when she was little).  On the way home we had to fly through Seattle so we ended up spending the whole day taking in the sights of one of my very favorite cities.  Looking forward to another short trip to PIsmo Beach before the daily grind of school begins in August.

What I'm seeing In The Market

If you receive regular updates from Compass and other brokerages, you may notice that homes are staying on the market longer and there are more price reductions. While this suggests the market may be shifting in favor of buyers, there are other factors to consider. Often, homes linger because they were overpriced from the start. Now, more than ever, it's crucial to price your home correctly to attract the most buyers. With increased inventory, buyers are unwilling to pay more than a house is worth. Additionally, homes often sit on the market because they aren't marketed effectively. Today's buyers want a move-in-ready home with little to no major issues. Unlike in January, when buyers were eager to purchase even homes with significant problems to beat the spring rush, they are now more discerning.  If you're a buyer, now might be a good time to revisit a home you previously toured to see if you can negotiate a better price. If you're thinking about selling, be sure to reach out to me.
