Happy New Year!
This year will have a lot of ups and downs, like most years but the real estate world is already predicting unpredictability. What I do know is real estate has a normal cycle and due to high interest rates last year, the cycle was broken. People can no longer wait to sell or buy and the rush has begun this year. If you are thinking of buying or selling I expect this year will be good, rates will move around and the prediction is not much lower than 6.25% and it will stay close to 7% but there are always windows of lower rates. So best to keep up with your lender to make sure you are aware of changes. If you notice the photo of the floating bathroom I do want to give a bit of perspective from working at the Dolphin Restaurant that was there until about a year or two ago. Working at Stagnaros and the Dolphin I was told of unstable conditions of the end of the wharf when I was 14, I am now 59! The wharf breaking off is from years and years of ocean abuse and unfortunately city mismanagement. There is a lot of blame to go around but I want to clarify this was years in the making and there are many reasons this happened. I am sorry it did but not surprised. If you want to get better updates I suggest you subscribe to local leaders' newsletters, I subscribe to Jimmy Panetta of our local House of Representatives https://panetta.house.gov/contact/newsletter-subscribe
In the city, I subscribe to esmart@cityofsantacruz.ccsend.com Matt Huffaker City manager, has city updates and links to events. I recommend looking up your supervisor in the county and seeing what they are sending out. |

Safely Explore the World of Mushroom Foraging |
| Mushroom foraging is a popular winter activity in Santa Cruz, as the rains bring a boom in mushrooms. Top spots like UCSC's upper campus and Henry Cowell Redwoods State Park offer great foraging opportunities. Winter events like guided walks and the Fungus Fair from January 10-12 celebrate this natural bounty. Remember to follow foraging guidelines and consult experts before picking. |

| Hike River Trails and Explore Waterfalls |
| Winter is ideal for hiking trails with rivers and waterfalls, like Henry Cowell State Park and Fall Creek. Trails such as Lime Kiln, which follows a rushing river, offer several beautiful waterfalls to enjoy. The normally calm waters transform into dynamic, rushing currents during this season, making the hikes even more exciting. Right after it rains, it's the perfect time to spot banana slugs and newts along the damp forest paths. |

In 2024, the Santa Cruz County medium sales price increased year over year to slightly below its 2022 pandemic-boom peak, while the median condo price declined. The numbers of new listings and sales rose from 2023, but volumes remained well long-term norms. There was a slight reduction in overbidding of the asking price, and, on average listings took a few days longer to sell.
