The Marin real estate market is currently exhibiting a mix of dynamics, with some homes selling well above asking price, setting new records, while others are experiencing longer selling times due to the impact of higher interest rates and insurance complications.

Recently I sold 95 Eldridge in Mill Valley for $6.2m which was $1.2m over the asking price, in just 7 days. The sellers priced their home based on recent closings and they took my advice and allowed me to carry out all the listing preparations and improvements that I recommended. This strategy was effective in navigating the complexities of the current market conditions in Marin and clearly the results show!

Sellers started jumping back into the market and the number of new listings rose dramatically. This is an enormous change in market dynamics if it continues.

Home prices, sales volume, overbidding, and the speed at which listings sold - all increased as the market moved deeper into spring.

But not every listing sells: Price reductions also climbed in April. Preparing, pricing, and marketing the home properly still matter.
