Are the Buyers still spđź‘€ked?

What's that you say?! Interest rates have dropped to UNDER 6%?! So Buyers must be flocking to purchase homes, right? Wrong. Buyers are STILL hiding, even with the rate cuts. Why? Because of this teeny tiny lil' ol' thing called the Election. Neighborhoods close in to the Capitol tend to s-l-o-w in the weeks surrounding a Presidential election.


Our historically robust DC market is no stranger to elections, and most years easily weathers the 2 and 4 year cycles for our local DC, Congress, and House elections. But the 4 year Presidential Election years typically mean a slower paced 4th Quarter prior to a decision being made in November (or whenever...) and everyone being secure in where their candidate, and often, their job/salary etc. has landed. Clarity moves people off of fences. Things are not clear right now, and we expect things to remain a little slower than usual, then heat back up after the election and afterwards. If history is any indication, we'll likely have a more active winter and Q1 2025 market than usual. This doesn't mean listings aren't selling or that we won't see ANY multiple offers here and there, but broadly we are in a much more evenly balanced market between Buyers and Sellers right now, with inventory sitting longer than we've seen in awhile.


So... if you're a Buyer not restricted by these things - get out there! The rates have dropped, there are great listings on the market, better terms to be had, and less competition. And if you're a Seller on the market now, the ball may not be entirely in your court anymore. Property is still selling and prices are holding in many areas, but you may be in for more of a waiting game so sit tight, and be flexible. If you're thinking of Selling in upcoming months, get your ducks in a row now so you be ready to make hay when the sun shines.
