There is something about autumn that inspires me to stop and appreciate my walks around town more so than any other season, as the leaves crunch underneath my feet and the brisk chill in the air is a welcome one.

With this change of season, I have seen a shift in our Real Estate market as many are feeling clearly it's time to "fall" into the perfect home!
With summer's last rays fading and pumpkins popping up on every porch, October offers a prime opportunity to scare up some real estate opportunities.
What I hear a lot in this moment is that buyers were sidelined for a number of reasons, and as life transitions become more settled, the time to move is coming into focus. This is adventagous as the best deals are happening now with motivated sellers. Sellers are putting their best efforts in staging properties, painting, delivering truly polished products to the market.
Interestingly the shift in our market appears to have a unique drive from Covid purchases, buyer and seller needs have changes as there is is a strong desire to 'right size' what home looks like.
This past week, I was asked, "If I want to sell my current home and buy a new one, should I do that now, or would it be better to do that in the spring?
First, every situation is unique, and the answer is nuanced, given the many factors at play. This person is looking to move up from a $2,500,000 house to a $4,500,000 one. Home prices tend to be lower in November/December than in the spring.
Hypothetically, if the overall difference is 2% in the sales price, in this scenario, if they move before the end of the year, they might get $50k less for the home they sell and pay $90k less for the home they buy, making it a net gain for them to make a move this year vs in the spring.
