| What's Happening in the Seattle Housing Market? |
| It's February and we are already hearing many stories that the housing market is starting out like lightning in a bottle. Buyer's are out in droves, multiple offers on the reduced housing stock are very common in many neighborhoods right now. Recently, a home in Sammamish listed for $2,300,000 received 12 offers and sold for 10% above listing price without any contingencies. |

| Why is the Marketing Speeding Up Again? |
| Wow, you may be thinking, the fast paced market is really happening again. Why? In previous newsletters, we discussed different market dynamics that forecast and prescribe the direction of the local housing market. Generally those dynamics are housing inventory levels, interest rates, jobs, local and national economy. Market dynamics have significantly changed since 2019 or pre-pandemic. Technology, migration patterns, work from home and much more have been game changers. In a nutshell since 2019, available houses for sale in King County has dropped 39% and pending sales have dropped 35% on an annual basis. |

| | Timing in the real estate market is somewhat predictable. The data shows that the most popular month for buyers to land their dreams home is May. August or September are the months when most sellers are ready to part with their houses. Our favorite source for a broad look at the local housing market is a 10 year rolling market graph by Pope Azeltine, Inc. This is where the data shows the trends noted above. As we have conversations with clients, we often hear: “I am thinking of selling my house - when I is the best time to go on the market.” “I am thinking of buying a new home, when is the best time to shop.” |
