What we are seeing in the market right now:

Commission Strategy: Buyers leveraging commission in negotiations, especially in high-demand areas with multiple offers.

Price & Pace: Well-priced homes are still drawing multiple offers (some may say 9 offers on a Rockville listing in January is unusual, but it's happening), BUT overpriced homes linger.

Smart Incentives: Sellers maintaining list prices by offering targeted incentives like paying some closing costs or rate buydowns.

Buyer Success: The market favors prepared buyers who work with their agent in advance to understand their target areas and are prepared to act quickly.
