Are homes still selling in Sea Isle City? Great question. Yes they are. In fact, 13 residential units have gone Under Contract in the past 30 days with prices ranging from $535,000 to $5,900,000. That’s close to 1 unit going under contract every other day and what I would consider “normal” for this time of year. One of the challenges for buyers and sellers this time of year is that much of our inventory is rented, leaving only a small window of time during the Saturday changeover to tour the unit in person. Nevertheless, we get it done. There are a few really nice beach block units for sale at what we can justify as a reasonable asking prices based on recently sold properties. 8300 Pleasure is filled with natural sunlight and features extra off-street parking that could be converted to additional living space. I love the potential here! 33 74th Street is a massive house built on a massive property at a very reasonable asking price. Points or no points?
Just wanted to take a minute and discuss current rates. The good news is our jumbo rate is at 4.25% with 0 points. Many lenders are quoting their rates with one point TODAY. When shopping for a mortgage, it is important to understand what a “point” means to you. A point is 1% of the loan amount. For example, if you are doing a jumbo loan in the amount of 800,000 and someone quotes you a rate of one point, that equates to 8,000 which is “1%” of the loan amount. These lender fees can add up. Remember our jumbo loans have 0 points. On the conforming loans, which are loans that are $647, 200 and below, there is some value to paying a point. Historically, if you paid one point your interest rate would be lowered by .25% or ¼ of a point. For this scenario, the break even point would be 48 months (4 years). If you hold the mortgage for over 4 years you will be ahead of the game and it is worth buying the point up front. In today’s market, sometimes paying one point can lower your interest rate up to ½ %, which is a great value and something you should consider.
