Did the past five days seem like a really long weekend?! I hope you and yours had a safe and happy Fourth of July 🇺🇸 Jumping right in, it looks like everyone started summer as soon as school got out! June figures show the number of sold properties off 20% MoM and down 22% from last year at this time for Davidson county, while Williamson County "sold" numbers were flat MoM and off about 12% YoY. Inventory slowly increasing as a result. Before you go all doom and gloom on me, hear me out. Markets need breathers just like you and me. I see these pull backs postively - Market participants naturally working towards finding equillibriium where buyers are comfotably making well educated, researched, transparent purhcases and sellers are having honest conversations about their unique value as it relates to demand and similar inventory. Solid footing from which to grow. This is the time I remind you not to get caught up in salacious headline news, quick market moves and interest rate speculation. Real estate is hyper local AND BIG picture. It's not a get rich quick scheme. So don't try to top tick your sale or buy the bottom. Just get in the game. One of Charlie Munger's favorite historical tidbits: In ancient Rome, when an aqueduct or bridge was built, the chief engineer had to stand directly under the arch when the scaffolding was removed. Munger called ideas like these "mental models." They're systematic ways of approaching decisions: minimizing bias, maximizing accountability, fighting overconfidence and widening the aperture of your viewpoints. In the incredibly emotional world of residential real estate, transparency begets that confidence. I argue now is one of the best times to be involved; when both sides have the runway to make informed, objective decisions. I hear so much rate talk from people and speculation about when it will happen, what it will be, how many there will be. Three percent on a 30 year fix is something of the past and something most of us will not see again in our lifetimes. Know your values and objectives, write them down, and if there's capacity, we'll find your opporunity to make a confident investment. One you can stand under! 😉 We'll likely see families doing just that this month as they priortize schooling for their children and make those last minute shuffles to ensure they're in the "right" zoning before the school year begins! Decisions in line with values and needs - BOOM!
