This Months Dose of Real Estate Wisdom (and Fun!)

* While lower rates would fuel housing markets more than anything, a growing economy is equally important: US GDP Growth has outperformed expectations, based on a combination of government spending, increased immigration and resilient consumer demand. Recent estimates point towards slowing growth in 2024, but above 1%. Economists now believe inflation will dip to 2,54% by the end of this year. (WSJ)


* Construction of new homes fell 14.7% in March, as home builders scaled back new projects. The pace of construction slowed as builders contended with higher mortgage rates sapping demand. Housing starts fell to a 1.32 million annual pace from 1.55 million in February, the government said Tuesday. (Marketwatch)



* Applications to refinance a home loan jumped 10% for the week and were 4% higher than the same week one year ago. Applications for a mortgage to purchase a home fell 5% for the week and were 23% lower than the same week one year ago. (CNBC)


* Data centers accounted for about 2.5% of U.S. electricity in 2022 and are expected to make up more than 20% by 2030. Artificial intelligence is magnifying this demand. (WSJ)


* In 2017 Tech companies leased around 33 million square feet of new office space....that dropped to a little over 26 million square feet in 2020....in 2023 that dropped to about 23 million square feet. The 168.4 million square feet of office space for sublease in the first quarter was down slightly from the fourth-quarter 2023 peak but up almost threefold from early 2019. (WSJ)


* Legal pressure is mounting on property-management software company RealPage facing allegations that it illegally fixes apartment rent prices at buildings across the U.S. via an algorithm using data not available to the public to help raise rents. State and district attorneys general in Arizona and Washington, D.C., are suing RealPage, and more than a dozen of its landlord customers. (WSJ)
