This article by Goldman Sachs is about how Commercial Real Estate (CRE) is facing some challenges, but also some opportunities. Some of the challenges are: Interest Rates are going up. This means that investors who lend money to CRE owners (through commercial mortgage-backed securities or CMBS) want more return for their risk. Occupants are changing their preferences. They want newer, more sustainable buildings that are in different parts of the country. Regional Banks are facing more regulation and pressure. These banks have been very important lenders to CRE, especially to smaller properties and borrowers.
Some of the opportunities are: Investors from around the world are looking for assets that can protect them from inflation and geopolitical turmoil. CRE can be such an asset because it can generate steady income and appreciate over time. This means that there is still demand for CRE, especially for high-quality properties in strong markets. Debt Maturity is coming up for a lot of CRE loans that were made before the financial crisis of 2008-2009. This means that there may be opportunities for new lenders or buyers to enter the market and take advantage of undervalued properties.
