Seasonality is in Full Force Despite rising interest rates, seasonal demand, and low inventory, the market is moving at a quick pace. The Denver Metro Association of Realtors(DMAR) released their February '23 market report indicating dropping inventory & rising prices - however, average days on market is increasing. Approximately 2,000 of the 3,500 homes on the market are less desirable properties, causing the average days on the market to trend upward. However, median days on market dropped significantly from 34 to 25 - showing a quicker market than what most realize. New listings were down 17.74% in February compared to February 2022, likely caused by the gridlock effect of homeowners staying put due to higher home prices and higher mortgage rates. Currently, sellers are in the driver seat if they have a quality property in a desirable location. My listing at 13735 W Exposition Dr showed very strong activity over the weekend - after 44 private showings, around 80 groups at 2 open houses, and multiple offers, my clients are under contract upwards of 9% above asking price. I've been hearing of agents competing against upwards of 10 offers on new inventory. Sellers, I recommend listing your property sooner than later if you want to sell this year. Buyers, I expect to have more selection in the coming months allowing for better terms negotiation in regards to inspection and price - however it will come with a higher mortgage rate if you are financing your property It's more important than ever to have an agent that understands these complexities to help you navigate this market. Ester's Neighborhood Pub With 20+ beer taps dedicated to craft beer, most from right here in Colorado - you could say that the team at Esters is compromised of some of Denver's most enthusiastic craft beer industry professionals. Ester's was voted one of Denver's best sports bar by Thrillist magazine and offers up a seasonal menu, artisanal pizza, and crafty pub fare.

In tradition this popular local-hot-spot will serve up brews and burritos with indoor/outdoor seating.

Rich Spirit Bagels [Coming Soon] Probably my favorite future addition to Gold's Marketplace is a new standalone bagel shop concept by Bakery Four. They have perfected the wild fermented bagel and will offer up bagels, brioche doughnuts and breakfast bagel sandwiches and fresh, local ingredients - and of course, baked to perfection.
