After all. 

They say your network is your net worth and I feel pretty well off! You and I likely shared a moment in life - childhood, college, first job (and the parties), late nights on the trading desk (and the partying), cousins, friends and family (and the partying!). Sensing a theme? Life is a party! 

Matt and I currently have  immediate family in seven states (CA, CO, CT, FL, MO, NY & TN).  Compounded with the melting pots that were SMU, our 20's in San Francisco, and the growth here in Nashville it's no wonder the world is shrinking! 100 people are moving here everyday! 

Last month while attending our annual company REtreat in San Diego, my existing and new relationships with the best and brightest Realtors® in the country were emboldened by our ability to find that common city, neighborhood, and person from our lives to date. The level of intimacy with that shared moment is an immediate validation of one another and serves as a solid foundation towards our working relationship. It is so empowering to be surrounded by the professionalism these folks practice and the collaboration  provided without ego. Dreaming BIG and maximizing strengths.

Now, to the market. Inventory remains light with new listings flat in Davidson & down about 10% in Williamson Counties. Yes, it continues to be quiet out there with a 15% decline in sold properties MoM. There is some seasonality to the figures with the Thanksgiving holiday. I feel like a broken record: The turn-key properties, in highly desirable areas, priced correctly, are selling in multiple offer scenarios. The overpriced, needing work, more generic properties are sitting. Buyers remain picky but are around especially with rates coming in a bit. Seller's, do your part to be the best: Paint. Stage. Landscape. Photograph & Video. 

I hope you all were able to spend Thanksgiving with loved ones. Matt and I held all the babies, played all the games, vegged with Scooby Doo and our nieces and nephews, and ate and drank with many of our NorCal family and friends. Missed others. Our heart's are feeling full in a year that has been a roller coaster of excitement, joy, loss and uncertainty. Much love and wishing you a beautiful holiday season.
