The condo features a nice view of the pool, tennis courts, and the medical buildings across the way (should the need arise. I mean, it is a gorgeous complex, so it could take one's breath away). That said, the nitty gritty: new LVP flooring was done in the two smaller bedrooms, the living room, and the dining room about a year and a half ago. The condo features a nice view of the pool, tennis courts, and the medical buildings across the way (should the need arise. I mean, it is a gorgeous complex, so it could take one's breath away). That said, the nitty gritty: new LVP flooring was done in the two smaller bedrooms, the living room, and the dining room about a year and a half ago. New toilets, with bidet seats, were also installed about a year and a half ago. What wasn't done? Well, the master bedroom, because I don't like walking on cold floor...yes, I know, carpet is not in now, but I'm just not a fan of cold feet. So, I knocked the price down a bit for that. The shower basin in the master bathroom was also done 5 and a half years ago, along with the tiles to match. But, as someone who is always content, I didn't redo the sink or anything. I have to be honest; the condo could use paint (again, dropped the price to accommodate), but all in all, it's a really nice place. A little TLC and you have a gem for 30-40K less than others have gone for here. Things that have been replaced (outside of the pretty things as I always was more about function):
water heater was replaced two years ago (my neighbor can attest; he thought it was flooding somewhere when it was that the installer forgot to drain the system. He even had an ark... I think)
HVAC inside was replaced 5 years ago, right before Covid-19. The AC is older, but everything inside has been replaced and functions as new, but, to make anyone feel comfortable, I'm going to buy a warranty for the condo (one of those total home warranties where they fix anything for little to nothing). I have had my AC guy come, religiously, every year, by the way. No leaks, condo stays really cold, even when it's 100 degrees out (Yeah, someone, cough cough sibling likes it at 63 degrees year round). Dishwasher is 5 years old. Not much to say. Refrigerator is 2 years old. Still debating if I'm taking that with me, in all honesty. Garbage Disposal is a year and a half old. What's crazy is we even have a second one because they sent the first one to Minnesota somewhere, marked it as lost, sent another, and then this showed up. When I tried to return it, they said to keep it. So, you have an extra. Consider it an extra, um, perk? Things that still need to be done:
Paint. Everything here is white, but there are marks on the walls as it hasn't been painted in 11 years. Also, when you have 2 sets of movers who aren't very careful when relatives pass, you end up with some marks on walls. Thankfully, no holes. Kitchen. While the cabinets were done 12 years ago, the floor is original and needs to be replaced. The stovetop, while it was replaced 12ish years ago, is a coil unit, which was a matter of preference. The carpet in the master bedroom. I only kept it because of the feeling with my feet after a shower. It's older. You'll want to get rid of it. Why am I not doing these things and selling for more? I could, but you’ll redo it anyways and, honestly, I’d rather save you the cost by building it into the price. (I know a great flooring guy, company rated 5.0 on Google). To answer the other question, why am I even selling if it's so great? I'm still younger, but, with lupus and another disorder, I need something on the ground floor to make it easier on me (even though there are elevators, I do have a pup and, when he has to go, well, I have to rush instead of having the luxury of just walking right out the door; also, when groceries come, I'd rather them be able to actually come to my door). Also, after 11 years, just want a change of scenery. I am negotiable on price and pretty flexible with my time. Just know, selling as-is and it's priced as such. I'll post more pics as I get the time
What the owner loves about this home
This is probably the most secure home I've ever lived in, but it's also centrally located to everything. It's also a very quiet area and, if you're older, there are social features some weeks/weekends. If you're younger, well, there's the Hive across the way and a bunch of restaurants. Also, there's a golf course really close.
