12) Clogged drains resulting from tenants actions will be repaired at tenants expense
13) Appliance damage other than the normal wear and tear will be repaired at tenants expense.
14)If the tenant pays rent later than the 5th of the month, a 5% late fee is applied. If paid later than the 15th of the month, a 10% fee applies.
15) Landlord will change air filter every 3 months. The landlord will provide 48 hour notice to enter the property and inspect the property during this visit, preferably with the tenant present. If any room is off limit due to religious or other privacy grounds, the tenant needs to inform in advance.
16)If the tenants break the contract and end the lease before the contract's end, they are required to pay a 2-month fine or a realtor fee to find new replacement tenants, whichever is greater.
