The sellers have a proven history of harvesting a variety of wildlife and when touring the property for the first time with the sellers, we ran into 6 roosters simply driving the UTV around. There is an established boat access area right off the farmyard and multiple points and bays to hunt and set up for whatever wind direction. Many parts of "the lake" are large cattail areas, so one not only has early season, but late season cover for chasing roosters all season long. I've personally seen deer on the property and given the size of the overall habitat complex, it doesn't surprise me that this is a destination area for local deer; that should only get better as the crops come off.
