The original subdivision plan was recorded 5/19/1994 in Chester County Plan Book #12487 which was prepared by Chester Valley Engineers, Inc. At the time of original development all of the lots were required to have two percolation areas or sites, a septic design/permit and a well location, including this lot. The septic permit and perk tests are no longer current but the Buyer can make their purchase contingent on the necessary approvals, even for their house plan being approved. The street, curbs and driveway curb cut are already in place. Total new impervious surface for this lot should be 6,272 sq. ft. or less as the #9 note on the plan explains that total impervious surface for this lot #21 should be 14.4% or less.
