Description
44 and a half acres with access on two roads, Harmonsburg & Gibson; it is an L-shaped lot with back side bordering Gibson Park. This former dairy farm now has a large, remodeled home. We purchased this October 2008 and moved in January of 2009, at which time we started the major renovations. This included update of electrical service to 200 amp service, fresh staircase in cellar, a new, deeper well (but still extremely hard water), pumped septic tank & expanded leach field, replaced heating with...44 and a half acres with access on two roads, Harmonsburg & Gibson; it is an L-shaped lot with back side bordering Gibson Park. This former dairy farm now has a large, remodeled home. We purchased this October 2008 and moved in January of 2009, at which time we started the major renovations. This included update of electrical service to 200 amp service, fresh staircase in cellar, a new, deeper well (but still extremely hard water), pumped septic tank & expanded leach field, replaced heating with HVAC electric furnace and heat pump (achieves cooling now), metal roof on house, millings in drive and parking area, including the floor of pole building. . . . Light fixtures, ceiling fan, new windows, replacement of windows, insulation, fresh paint were more than cosmetic changes, as is the extensive Brazilian walnut thick hardwood planking throughout the house. Aside from the large home, there are several outbuildings: a gambrel/lancet barn with stalls and a loft (60x37), a tall ample corn crib (50x24), a cinderblock "milk house" (15x13), and a pole building (64x32) with three walls and very high roof that can serve as carport or tractor storage. Two large fields (approx. 3 & 10 acres) on either side of the house which has generous lawn and shade from pine and maple trees. Out past these outbuildings, traverse across a culvert to get over a stream with two small ponds on either side, continue on a trail through woods to reach another large field (approx. 13 acres) in back surrounded by trees. Apple trees abound all over, a couple peach trees by the house, deer cavort everywhere. Groundhogs, too, are fond of living here. In the kitchen (approx,. 16x19) there is a slate tile floor and walls and backsplash in the working half of the kitchen with granite countertops, electric range and oven. No microwave nor dishwasher, but space for both. The eat-in kitchen has two doors with windows into the great room which can be closed. The back porch "mudroom" (5x13) underwent rehab to become the pantry/utility room off the kitchen, with a new exterior door and floor/wall/ceiling insulation to buffer it better from the weather. A full bathroom (the former powder room & closet in kitchen) with a new vanity, shower stall, mirror, lights, and fan is the most recent renovation. The studio room (11x15) and bedroom (11x15) on the first floor both have built-in closets and drawers and storage space on one full wall. A window and open doorway connects the studio with the great room. From the front stoop, there is entry through a sliding glass door onto a slate tiled foyer directly into the large great room (14x15 + 12x14), a long room with picture window, and two sets of post and beam achieve openness. Upstairs there is a second full bath, and two bedrooms (15x10 & 12x10) with closet space. There is also upstairs another large third bedroom (16x19) with cathedral ceiling, and many windows, but no closet space. Riding lawn tractor (housed in pole building) and washer/dryer in the basement are included with property. The unfinished basement has much storage/work space, in addition to the laundry, and is accessible from the great room and from the exterior via a bulkhead. What the owner loves about this home
Blossoming weeping cherry, spirea, peony, rhododendron. . . the promise of peach and apple trees . . . the irises, daffodils, clematis . . . picking wild raspberries and blackberries . . . laughing at twin fawns under the apple trees, watching a groundhog do long battle with a fox. Howling winds let us know we are not lakeside, so despite being in Conneaut Lake, we don’t feel like tourists just doing a seasonal pass through. And we relish the changing seasons and rosey sunsets and returning geese at the farmer’s huge pond across the street. We bought this place for the country space and made the house into a comfortable home to raise our children. They are grown and on their own, and now’s the time to downsize — give someone else a chance to enjoy a chunk of paradise.
