Prosper in contract to buy dev sites in Brickell, North Bay Village for $70M
Prosper has signed contracts for two development sites in South Florida: a $40 million site at 1040 South Miami Avenue in Brickell and a $30.5 million assemblage at 1681 and 1725 Kennedy Causeway in North Bay Village. These projects will be Prosper's first developments in the region. The Brickell site was initially intended for a Virgin Hotel, but those plans fell through. Roberts expects to close on this property in the first half of 2026, planning to collaborate with a local condo developer to create a condo-hotel with up to 300 residential units.
In North Bay Village, Prosper is under contract for adjacent properties near the planned Continuum Club, aiming to develop a luxury condo tower with up to 147 units, which will include a waterfront restaurant. Presales could start in the first half of next year. The properties are being sold by 1681 North Bay Village LLC and 1725 Kennedy Causeway Owner LLC, with Compass agents Andy Daro and Troy Gordon representing Prosper in these acquisitions.
North Bay Village is experiencing a development boom, with various projects planned by other developers, including Eichner's Continuum Club and Hamaoui's Pagani-branded condo building.
