"We just purchased our first home with Ryan's help. We could not have been happier with the whole experience! Ryan was easy to work with, he took the time to answer ALL of our questions, he explained things thoroughly and made sure we knew what was going on at all times. He showed us multiple homes in and around our budget so we had a good understanding of what our money could get us in different areas. Once we found the home we wanted, he worked very hard in getting us the price we wanted. Prior to signing papers and getting the keys, we wanted to see the home a couple times and he took the time to let us look around and take measurements. Once we moved in, there were some things we needed from the sellers and he worked with us on all of that until everything was resolved. During the entire looking/buying process we felt like we were his only clients. We feel fortunate that he was our agent and we look forward to working with him again." - Barbara

"Ryan brings a mix of experience and approachability that makes him an ideal choice for anyone who's new to the market and unsure how to get started with buying a home. As a first-time homebuyer, working with Ryan was a comfortable but informative experience, and the end of my home-buying journey I was confident about all aspects of my purchase." - Karl

"Ryan is not only knowledgeable about his trade, he's also able to help those not so knowledgeable (me) clearly understand what is going on in the complicated world of real estate and buying a home. I felt comfortable and supported throughout the process. It's also evident that Ryan cares about his work - everything he does is professional, timely, and beats all expectations. Thanks, Ryan!" - Hannah

"Ryan is a friend of a friend. I contacted him from San Diego very last minute on a Saturday morning in January when I saw a condo on Zillow I was interested in. He was immediately ready to help me. I was totally unprepared but he put me immediately in contact with the right people to get approved for a loan. He was out to see the condo the next morning, communicating regularly with me, answering my questions, sending pictures. Later that day he made an offer on my behalf. I was the runner up on that unit but Ryan understood what I wanted and my time line and worked diligently to find me something comparable. March I had a lovely unit in the same complex because of Ryan's persistence. Ryan is thorough, patient and very pleasant to work with. I had a wonderful experience working with Ryan. He is the best!!" - Lynn

"We worked with Ryan to sell our Seattle home and buy a new home, also in Seattle. Anyone shopping in this market knows how difficult it can be, with multiple offers, escalating prices, and low inventory. Ryan was amazing throughout the entire process, always available to chat about our ideas of what we were looking for as the market and our budget evolved. He listened carefully, offering thoughtful suggestions all along the way. We never felt like we were just one of a long list of clients-- our experience felt very personalized, and that he was truly in it with us. When we found "the one," and were putting in our offer, he had several excellent suggestions about some of the "levers" that we could pull as buyers beyond purchase price to make our offer attractive; one of those was probably the reason we are now living in this wonderful home (just ask him about it.) He also connected us with a fantastic loan officer. Highly recommended!" - Joe
Ryan was raised in Seattle. He is a third-generation Realtor® (or fourth if you count his great-grandfather Oscar, who worked for his grandfather for a time), based in Seattle's Ballard neighborhood since 1936. In short, real estate is in his blood. His grandfather George, who the office and worked six days a week until age 98, taught Ryan many things. Among them: How to bake bread. How to make the perfect batch of home-made ice cream (hint: the secret involves an old pair of pants, a sled hammer and a brick of ice). The value of your work. How to get into a golfer's head before teeing off, to ensure they landed in the sand trap ("Great day for the beach!"). That family is the most important thing in life. And with real estate, like life, nothing matters more than treating people like a member of the family. Ryan’s father, R. Sid Pederson, sold real estate for over 20 years through the office and imprinted his "house hound" passion onto him. In addition, he worked for his dad on occasion, helping him to remodel several homes. Ryan finds his background in construction is yet another way he helps serve his clients' interests.
Ryan’s attitudes about real estate also grew out of my formal education. He graduated from Occidental College in Los Angeles with a degree in literature. He likes to tell clients that this just means he is as comfortable talking about Aeschylus as escalator clauses. Occidental taught Ryan about the value of community and the responsibility that comes with being a Citizen. In addition to bringing home a degree from Oxy, he also met his amazing wife, April, there. Like many transplants from California, she has come to call Seattle home. They have a young daughter who keeps them laughing and ever so humble.
Ryan aspires to incorporate his history and these values into his work. This translates to conducting business with honesty and integrity. He hopes this gives you a clear idea of who he is and what he can bring to the business together.
