About Ray

Thanks for stopping by Ray Lyon Realty! I currently live in Mar Vista with my wife and two kids. Five years ago we built our custom dream house complete with a pool and large outdoor living space. It was a long and stressful process but we learned a lot from the experience.  Previously we lived in a townhouse, which we also remodeled in Santa Monica. We lived there for 12 years and currently own it as a rental property. I have flipped several properties around the westside and own 35+ investment properties.

 

I sell a lot of properties on market and do a few off-market deals. My favorite part of my job is taking a listing and getting it to show at itā€™s best potential. I call it putting ā€œlipstickā€ on it! I have several inexpensive contractors that I work with to make this happen. I can help you stage your place, give you a plan to declutter, reorganize etc. I have an amazing photographer / videographer who can showcase your listing. I will utilize my marketing and advertising background to get your listing the most exposure. All of this helps you get top dollar and most of my listings sell over asking in multiple offers.

 

Some families do not want to have their homes on the market for personal reasons. Or the house has a lot of deferred maintenance so itā€™s better selling it off market to a cash investor. Tiny homes have problems appraising. The land is worth more than the home, so you need a cash offer. These types of properties I shop around off market. Typically, I generate multiple offers on them so we can leverage the highest price and best terms. Most off market deals are tear downs, which I sell to developers who remodel or build new construction homes. 

 

In addition, Eliza and I work with a lot of buyers, from first time home buyers to people who own several properties. We have access to on market and off market properties. We work with great lenders who can close quickly and tighten up or remove the appraisal and loan contingencies. This gives our offer a competitive advantage. We will hold your hand though out the process. You can take advantage of our great relationships with contractors to get quotes during escrow for future remodels.
