"riscilla did a fabulous job for me. Priscilla came highly recommended as a real estate agent. She listened to my requirements for a new home in Oakland and presented me with a steady stream of potential house listings. She helped me present an offer on one house which was a stretch for my budget. Still, we came in second in the very competitive bidding process and I had the opportunity to be in second position. Then we found a better home for my budget and made an offer which was accepted. Although it was substantially over the asking price (as is typical of winning bids in this market), Priscilla gave me masterful advice during the escrow period. The house had not been adequately inspected during the listing period, so Priscilla gave me an impressive list of home inspectors (structural, electrical, foundation, etc.), and we used the inspection period to identify problems with the house which needed to be fixed. We then requested that sellers give a credit for the cost of performing most of the work the house needed. Because the sellers had not done the inspections beforehand, Priscilla was able to negotiate an almost 100% credit for the cost of all work the inspectors had identified! This reduced the price of the home back to the original asking price of the home. Coincidentally, the asking price of the home was approximately the same figure as Sellers had originally paid for the home almost 10 years prior. Thus, I was able to buy a home in Oakland for approximately the same price it had sold for almost 10 years prior! This meant that I took the benefit of the increase in value of the home during the course of the entire time Sellers had owned the house. I believe this was due in large part to Priscilla's strategy in negotiations, her excellent referral sources for home inspectors, etc. Later, I used Priscilla's contact list to hire contractors to remodel and refurbish much of the house. These contractors were all "blue chip" professionals, which is not surprising considering their source! I would not hesitate to recommend Priscilla Rice to anybody needing the services of a top-notch professional real estate agent." - Tom
