"When you decide to sell your home - your most valuable asset in most cases - there is no shortage of agents who want to work with you. Especially in Bergen County- especially in a seller’s market. They will all have slightly different approaches and thoughts about how to do this. I spoke to 4 different agents - all competent, with great reviews and sales records. In this sea of options, most of whom want to create a bidding war by creating a feeding frenzy with a lowball asking offer - Nickole and Compass are refreshingly different.
First of all, Nickole’s energy and passion for getting an amazing deal done are unmatched - she is more than an agent, she is a partner in selling. We did one off market viewing, one solid offer - and the price is comfortably (and quite significantly) above what I was expecting based on other realtor’s feedback. The process has been simple, stress free and Nickole has been the reason for that. There are plenty of sellers who would be happy to create a bidding war but this did not appeal to me, for quite a few reasons. First, I don’t want tons of viewings and people coming through - I have a puppy and busy career - the off market approach was entirely convenient and worked around my schedule. Second, I’ve been a buyer several times too - I don’t want to create panic and stress for myself or my buyer. Third, I don’t like the idea of a lowball - it’s disingenuous and in my opinion, I wouldn’t have gotten the price I’ve ended up with if I’d done that way (it would’ve been a sharp incline from what they suggested).
It’s also worth mentioning that the private listing allows you to test a price - and Nickole encouraged me to test a price that would make me extremely happy - it’s an open ended process based on seller satisfaction — not a feeding frenzy or bidding war. I would recommend Nickole and Compass to anyone who wants to get the best price and terms with the least amount of headache."

"Kate and I started looking at homes in Northern NJ from Brooklyn, NY, and Nickole Bello was recommended to us. Nickole was delightful to speak with and she understood what we were looking for in a home/neighborhood (contemporary home, good schools, located off of a main road, backyard, etc). She set up some filters for us to start seeing some interesting offerings in Kinnelon and the surrounding areas. Kate and I drew a somewhat large circle of where we wanted to live in Northern NJ and Nickole was more than willing to assist us in our search. We were also unfamiliar with some of the towns in our search and Nickole provided some really valuable insight into these towns and took us on a tour of the areas so we could see the center of town, how to commute to work, schools, restaurants/entertainment, etc. After looking at homes for several weekends, we finally put in an offer on one house that we really loved and Nickole walked us through the whole process from offer price to what would be in the sales contract if our offer was accepted. Nickole was instrumental in providing us with similar sales comparables and current asking prices so we could make a competitive offer. Also, Nickole assisted with scheduling the usual home inspections and was always present as she knew these "in-person" meetings were a bit challenging for us since they were usually during the workday and we had to travel from Brooklyn to NJ. All through the sales process, she was there for us, and she also assisted with the closing as the seller was going through personal bankruptcy and the sales process involved a Chapter 7 trustee. Ensuring the closing happened quickly was her main focus as she knew we needed to be settled before the school year began and she delivered on this. After we moved in, Nickole helped with organizing a house cleaning as the seller did not leave the home in "broom swept" condition. We highly recommend Nickole if you are looking for a great agent with local market knowledge and excellent negotiation skills!"
