About Mary
Mary brings to Compass Commercial clients well-honed advocacy skills and deep experience in every aspect of the purchase, operation and sale of properties across multiple asset classes: residential, commercial, industrial, arts complexes, and hotels. In more than 35 years in real estate development in New York, the San Francisco Bay area, Boston, Detroit and St. Louis, her zoning, finance and construction knowledge made her instrumental to the success of projects aggregating more than 9 Million square feet, and valued at more than $3 Billion. She is particularly adept at recognizing a property’s potential for adaptive reuse.

After practicing real estate law with Kramer Levin and the City of New York, Mary stepped into the development arena, where she quickly sought opportunities in New York’s Flatiron District. She formed and raised funding for her own development company, Hardin & Partners, transforming 936 Broadway, a prominent corner loft building once the home of Brooks Brothers, into the City’s first office condominium. Its 10 units, in 50,000 square feet, have since been joined by more than 12 Million square feet of Manhattan office condos. A recent full floor sale at 936 Broadway set a City record of more than $1450 per square foot.

From New York City, San Francisco, Boston, Detroit and St. Louis, notable projects also include:

  • Site selection and management of design and construction for a three-theater complex for The Flea, an Off-Off- Broadway non-profit theater company, in a Tribeca building containing remnants of three prior buildings, one dating to 1791 (Levien & Company).
  • Repositioning of 1.3 Million square feet of former wholesale supermarket buildings into Livonia’s Allied Commerce Center, a mixed-use industrial/office complex near Detroit; historic tax credit syndication for the restoration of St. Louis Union Station, which included a new Omni Hotel, Rouse Company festival space and a 5-acre lake; and conversion of a 19 th century hotel into at 21 Beacon Street in Boston into a first time home-buyers condominium (Oppenheimer Properties).
  • Structuring and closing on 10 sources of financing for Marin City, a 47-acre mini-new town on community-owned land across the Golden Gate Bridge from San Francisco. Completion brought 40 years of efforts to revive a derelict area to a successful finish. The well-received development includes 340 mixed-income, for-sale and rental homes, 200,000 square feet of retail, community facilities including a ball field, and a new freeway interchange (TMG Partners and BRIDGE Housing).
  • Oversight of pension fund investments in 200,000 SF of spec office space in Time Warner Center and 1 million square feet of Hudson Yards high-rise residential (MacFarlane Partners).
  • Creation and lobbying for passage of New York’s first business improvement district legislation, the seedling for 76 New York City BIDs and more than 2,000 countrywide. (New York City Law Department).

Mary is a member of ULI, a former member of REBNY’s Economic Development Committee, and was a founding trustee of The New York City Police Museum. She is active in the New York community, serving as Board Chair for Housing and Services, a 39-year-old provider of supportive housing for formerly homeless single adults and families; and as Vice President of the Henry George School of Social Science, a 90-year-old research and educational non-profit currently active in efforts to reduce income inequality.

Mary holds a law degree from the University of Chicago and graduated with distinction from Carleton College. She is an avid arts enthusiast and traveler, especially to France, where she speaks the language fluently.
