"I met Lauren at an open house. She represented the seller, and I chatted with her about the property, what I was looking for, and my timeline—it would be a few months before I’d make an offer on anything. A financial advisor had to look at my assets and recommend a suitable price range. This was a time when residential property in the greater Richmond area sold like hotcakes. I’d owned a home in Short Pump decades earlier and had never encountered a seller’s market like this before. Additionally, inflation reared its ugly face. When a property came on the market, you had to make an offer within the first few days, or someone else scooped it up. Stressful. I don’t even buy shoes under such duress, much less a piece of real estate where I hope to live for at least twenty years. I highlight the stress of those days for a reason. The market placed buyers in a vice—decide quickly or lose the opportunity. My sons advised caution—there’s always another property down the road. Yes and no. The neighborhoods that appealed to me within my price range would not give me time to ponder. For example, at the property where I first met Lauren, the sellers accepted an offer on the same day as the open house. Nonetheless, I took my time and looked at lots of places. Lauren sent lots of emails, and I studied them for possibilities. The day came when my financial manager shared the fortuitous number: what I could afford. I would pay cash, no mortgage. I responded to a promising listing, and Lauren immediately scheduled an appointment. We met and toured the listing, and although it was not a perfect fit, it was close enough for me to make an offer. I was thrilled and petrified but convinced there would be nothing to bid on if I waited. Lauren carried the ball in handling our negotiations and getting my offer down on paper. One point was not up for negotiation: I would not buy without an inspection. The seller expected otherwise but finally agreed. Lauren emailed documents I signed through Docusign, which she passed to the seller’s agent. Ecstatic, I began calling my grown kids, other family, and good friends. The final paperwork would arrive in my inbox by noon. At 11:30 a.m., Lauren called. The seller reneged on the sale, even though she had signed otherwise. I was shocked, angry, and caught off guard. The deal fell through, and Lauren, bless her, agreed with my sentiments one hundred percent. The experience, as one would expect, left a sour taste in my mouth. Looking for the right place to live turned onerous. Lauren did not lose faith and kept informing me of new opportunities.
