Lance came highly recommended to my husband and I by our financial advisor a couple years ago, and we couldn't be more grateful. We no longer live in San Francisco and currently have tenants in our unit, so Lance knows and has known we were not looking to immediately put our house up for sale. Despite that, Lance has gone above and beyond to consistently keep us informed and updated on what's been happening in the market in San Francisco, and more specifically in our neighborhood. Lance is kind, smart and honest. He has never once pushed us to sell when he had knowledge that the market was down, and in fact when we thought we may want to put it on the market, he was happy to help but laid out the data showing us what sort of sales the market had been producing over the previous three months or so. All this to say, he is supportive but also clearly sets expectations when we come to him with questions or ideas.

If you want to buy or sell a property then look no further. Seriously. The Fulford + Marshall group, specifically Lance and Dan, have my trust and gratitude. They represented me and also my family with 3 separate properties being sold at the height of the market in 2021/2022. We all enjoyed working together! It made a normally stressful process much less so. And they had to hold my hand every steep of the way as I am a worrier. The National Association of Realtors (N. A. R.) International Division has conferred Lance with the designation of Certified International Property Specialist (C. I. P. S.) and he has obtained the Transnational Referral System (T. R. S.) designation. Lance achieved these specialized designations due to his large percentage of international clients and completing a rigorous international educational curriculum.
Lance along with his business partner since 1995, Dan Marshall, is a co-director of The LanceDan Group and affiliated with Compass Real Estate. Their group emphasis is on luxury service for their clientele. Within the group, Lance conducts investment analysis drawing on his long professional experience and formal real estate education based in his past corporate positions and formal degrees.
Prior to entering residential real estate in 1992, Lance was in corporate real estate as a Senior Real Estate Analyst with responsibility for a $300 million (U. S. ) property portfolio for Equitec Properties Company, a real estate investment organization. At World Savings corporate headquarters, Lance s principal duties were to conduct market analysis and purchase/lease negotiations for new branch locations in California and Texas with reporting responsibilities directly to the chief executive officer.
Lance's international interest was developed early on as a U. S. Air Force Navigator on KC-135 aircraft when he lived in multiple international countries (England, Spain, Australia, Philippines, Guam, and Saudi Arabia). Lance held the rank of Captain. Lance graduated with a Bachelor of Arts degree in Real Estate Finance from Texas Tech University and received his MBA from Golden Gate University.
