Assisting a client with buying a home in the Seattle area or surrounding Eastside communities is my specialty. I am up-to-date on the current community market conditions, as well as the pricing differences between each neighborhood. I am also “in it for the long haul” and will work with you for as long as it takes to find you the perfect home.

There is no one more educated than I on the local school districts and what they may provide for your family. In fact, I have so much local family, I would be hard-pressed to find a local school district where I did not have a family member enrolled! This up-close and personal local knowledge is invaluable when you are trying to find a home with great resale value or finding a great neighborhood to raise your family.

Process - What To Expect

Our first meeting’s agenda will allow us to get to know each other and will provide an opportunity to chat about what you would like to find, your lifestyle, your dreams. I understand there are seasoned buyers, familiar with the process along with those who have never bought a home before. There is a learning curve and I want you to be comfortable all along the way. We won’t just have one overall conversation about the process, but I will explain what is coming up at every step.

Financing is always a big part of the process. We will review your current preapproval and recommend comparative lenders, if requested.

From there we will launch a discovery campaign to find just the right home. I will work within a schedule that is convenient for you. Contingencies will be built into your purchase allowing for an inspection, title review, neighborhood review and other feasibility reviews as needed. Contract deadlines will be calendared and monitored to closing as we work with the Title Company, lender and closer ensuring a smooth and successful purchase.

Home Presentation

Getting your home prepared to sell is as important as any marketing I can do. Therefore, during our first meeting, I will begin making a list of what buyers in your area expect when they are buying a home, so we can make sure your home checks off as many of those boxes as possible. I have a team ready to help you with as much of that as possible, from changing out lightbulbs and trimming trees to painting and grouting. We will chip in and help too! Our goal is to have your home shine without you getting overwhelmed.


Staging

Organizing your home so buyers can see the potential in every room is important for appealing to the widest pool of buyers. How you live in a room may be different than how we stage the room to sell. My staging team (whom I have known since I was 13 and have an amazing relationship with – which benefits you!) and I have a great eye for design and together we will make a plan to have your home stand out.


Photography

My photographer is top notch when it comes to telling the visual story of your home. I expect perfection when it comes to property marketing photos and my photographer delivers. In addition, he creates a video for properties that qualify for my luxury marketing program.

Floorplan

For properties that qualify for my luxury marketing program, I will invest in a 3D floorplan of your home. With over 90% of buyers looking at properties online before they ever get in the door, and because there are so many people relocating to our area, having a floorplan that they can virtually walk through will have potential buyers bookmarking your home and wanting a live tour.

Online Marketing

Because so many buyers are looking online, we want to make sure your listing shows up everywhere they are. Therefore, I employ advanced listing syndication which lists your property on dozens of different websites globally. In addition, John L. Scott is part of the Leading Real Estate Companies of the World network which syndicates listings out worldwide in hundreds of different languages. Potential homebuyers can pull up a listing in Duval from in Dubai or search for properties in Carnation from the Caribbean. John L. Scott is one of the most prominent relocation companies for Microsoft, which is also a fantastic marketing tool for your listing. I am also a member of the John L. Scott relocation team which allows me to connect available properties with potential buyers from all over the world.


Print Marketing

Although online marketing is critically important, print marketing is also essential. With my photographer’s beautiful photos, I create house flyers for both inside and outside the home. Special feature cards are placed throughout the home highlighting your home’s features that may not be apparent. I also announce your home listing through door hangers through the neighborhood inviting everyone to the open house or a just listed card. Buyers can come from anywhere and I utilize print marketing to get the word out.

Agent-To-Agent Marketing

One of the best ways to get your home sold is to make sure as many local agents with potential buyers see it. My office (which has about 75 agents) has a sales meeting each Monday where we share our listings with the team. Not every office does this and I have found it is a strong benefit resulting in home sales. In addition, I hold a brokers’ open which is essentially an open house for agents – another great way to get more eyes on your listing!


Communication

Sellers like to hear what is happening with their listing. To that end, I provide a traffic report plus I will update you immediately if we receive feedback from a showing. I will also compile a Marketing Activity Report for you on a weekly basis that shows where your listing is in terms of other homes that have gone on or off the market, hits on your listing from the web, and of course, compile information on the showings, sign calls, and inquiries I received that last week.

Professional Sport Player & Business Relocation

My husband was traded three times throughout the course of his 16 year NHL career, and therefore, our family had no choice but to move very quickly to cities we knew nothing about. Often the welcoming team does not provide any home moving, home buying, or relocation support for the player. I understand the unique challenges that come from a quick relocation and the potential stress and anxiety that are associated with moving to a new city.  I am able to pass along my unique knowledge and unparalleled expertise to my professional clients moving to the Seattle area.

I will preview properties for you so we only view those properties that I have already determined should be in the running. During my preview, I would be happy to take any video for you and collect any research so we make sure your time is spent wisely.
