"Kay Barchetti was amazing to work with. She delivered on her promise to see my parents happy with the decision to lease an apartment and more. When touring the building, we quickly picked up on the fact that she had a great relationship with the current tenants, which speaks for itself. Kay's response time with any format of communication (text, email, voicemail) is unmatched. I hope I don't set the bar too high by saying this but she was always in touch within the same day always. If she needed more time to get an answer, she'd always let us know. You will also see the projections and appreciation history from Neighborhood Scout for Shadyside. I use these numbers to create the actual Book Value for each of my listings, which is far more specific to the home than just āCompsā of other homes! 1. Starting with my Sellers initial investment, I add the sellerās upgrades in the appropriate years, then with the Neighborhood Scout history for the specific townshipās appreciation, I accrue the Hyperlocal appreciation for the home for each year the Seller owned it; I then decrease or depreciate anything outdated or old at the time of listing, i.e., roof or appliances. I give some thought to the Comparables, but not too much! 2. When my listings go under contract, my Hyper local Appreciation Book Value chart for that home is sent to the buyersā appraiser. 3. I also use data-driven online marketing of my listings with architectural descriptions under my photos to ensure the buyers grasp all of the values in my sellers' homes. TBT to this week last year, the casual dinner for my friends, the endearing, dynamic duo of Fred Peterson and Berwyn Clark, as they celebrated their 50th year together! In the 17 years since I listed and sold their lovely Victorian home in Crafton, they have referred me to their friends, and they have so many friends!
It is always an honor, a privilege, and so much fun to cook for them!
TBT to this week in 2007; I took them the offer that sold their Painted Lady, an updated Victorian home they treasured, allowing them to downsize to a beautiful Townhome in Robinson Twp.
Berwyn is a finance brainiac with a shining corporate business pedigree.
