About John
John started his professional career as an architect spending over a decade in both Chicago and New York designing and managing numerous high-end residential projects and retail flagships for prominent global brands throughout the U.S. as well as internationally in Tokyo, Taipei, Seoul and Hong Kong.
This background informs his ability to visualize and pinpoint possibilities of space when marketing properties and offers a definitive edge for his clients. John has also developed a personal investment portfolio of 13 residential and commercial properties over the past 15 years, an experience and knowledge that have proven invaluable as a broker.
With Compass Development, John successfully represented the final sales at 35XV, a ground-up condominium project by Alchemy Properties in Manhattan's Flatiron district. Currently, he is in pre-development on a 97 unit building in Midtown on 5th Avenue. As a broker with Compass, John's driven personality, undying patience and his deep knowledge of New York real estate have allowed him to work successfully with both buyers and sellers in all price ranges. He has brokered transactions in some of New York's most prestigious Coops and Condos in almost every neighborhood in Manhattan and Brooklyn. In 2017, John was ranked among the top 200 brokers by sales volume in the tri-state area on the Best Agents in America List compiled by Real Trends.
Above all, professional conduct, respect, honesty and integrity are the foundation of John's approach to real estate sales and are of the highest importance in his relationships with his developer clients and customers.
John grew up in Columbia County, NY spending a good part of his younger years working in his family's construction business. He holds a bachelor's degree from the Illinois Institute of Technology's College of Architecture in Chicago and a Masters in Architecture from Columbia University.
"I'd never call myself a salesman. I like to get to know my clients on a more personal level and treat them as trusted friends. I enjoy real estate and the buying process too much to be pushy or overbearing. It's a fun experience, and I like to share that with my buyers and sellers."

"We love our new nest - staff, neighbors and neighborhood . We‘re ever grateful for the opportunity to work with John, his guidance throughout the process of the sale of our brownstone and purchase of our new condo apartment was exceptional. We could not have done it without his knowledge and patience. Navigating the 2 transactions at the same time proved to be lengthy and complex. We were happy to have John guide us through it all, making an otherwise stressful transition feel that much less painful. "

"With respect to my late mother, Gloria Sachs, and the sale of her apartment, thank you for your kindness and generosity. My mom had excellent instincts about life and people, and her instincts about you were absolutely correct. She liked you very much, and chose you over many other potential brokers. Your intelligence and good business sense were appreciated throughout our transaction, and now even after."

"I used to shutter and cringe when I heard the word “Broker.” If ever I uttered the dreaded word to a friend or colleague it was always accompanied with a sigh and an eye roll. After all…I’d had bad experience after bad experience and I had come to think of the “Broker” as a necessary evil one had to deal with if you wanted to live in Manhattan. But then…I met John Barbato. My husband and I were in the process of selling our gut-renovated brownstone triplex with a back yard we loved and were looking for a rental. We wanted to stay on the Upper West Side, we wanted a view, more space, a doorman, and most importantly the right apartment. I didn’t think it was possible nor did I ever imagine that I would actually enjoy apartment hunting, until I met John. John changed everything for me and redefined the word “Broker.” After 15 years of dealing with other “Broker’s,” I had finally found one who is patient, works his arse off (he showed me 30 rentals!), and negotiates well for his clients. He never pushed an apartment on me, and when I’d get discouraged he’d always assure me that we would eventually find the right apartment, and we did! We have since left our rental and purchased an apartment in the Laureate. John was able to get us access in the building when it was impossible to “see” the units. He held my hand and guided me through the condo process all the while steering us to what he knew would be a great apartment and a great investment. He was absolutely right! Now I jump at the chance to use the word “Broker” because that means I can tell people all about John. I get excited to refer friends and colleagues to him because I know they will be as happy working with John as I have been. When we plan to sell our apartment, John will be our first and only call. I can’t recommend him highly enough!"

"I knew buying and selling real estate can be highly emotional---and for me, selling my first apartment opened up a slew of mixed feelings relating to my personal life and my independence. Plus, my current tenant wasn't a mere tenant, but a lifelong friend, so I was keen to work with an amazing real estate pro who would also understand the emotional stuff. I can't thank you enough, you certainly rose to the challenge and far exceeded my expectations in every way. I feel like I should have showered you in gifts. Thank you my dear sweet and talented broker John!"
