"Buckle up - this is long!

My husband and I were looking for a second home in Palm Springs and it took a year to find the right one. I am a licensed real estate agent and was on top of the MLS daily. With inventory being so low and prices rising dramatically, it was not a fun process. Then, in late November 2020, we walked into a home that I had scheduled with the listing agent (James), only seeing it as a "low potential" in my mind. That is where my husband and I met James for the first time... at this listing of his. At the time, James was not aware that I was my own agent, so prior to the showing, he proactively asked me what I was looking for and offered to show me other properties in my parameters when I came to town to look at this one since I mentioned I was not "sold on" it. I told him I did not want to waste his time and had it covered; he accepted that without being pushy in the least.

When we arrived at the listing (a couple days after being on the market), James was ready, having prepped the home prior to us showing up to present it beautifully (great not only for us to see the house at its best, but also great for maxing out the seller's potential offers). James walked us through the entire house, showcasing what we might not notice (internally lit kitchen cabinets and drawers, how the Thermador induction stovetop heats water in 60 seconds, etc) and explaining where the house might need some attention (items like a slightly fogging double paned window and a french door that occasionally sticks). By him showing the bad with the good, we felt comfortable like nothing was being hidden from us...we established trust in James that very first meeting, which would prove to be crucial down the line.

Through the offer process, I actually chose to have James represent us and give up part of my commission on this seven figure transaction due to his obvious expertise and knowledge on the home, the neighborhood, and the unique process that comes with purchasing property on Indian leased land. James not only expertly navigated us through all that, but also was a great sounding board in other areas that you would not normally expect an agent to have knowledge in. As just one example, he had to show our inspector (who I chose) how to inspect an automatic pool water leveler. He always proved to have an incredible amount of knowledge on the inner workings of a property (psi rates, plumbing connections, roofing, and appliances). During escrow and even AFTER we closed, we had several nightmare situations arise and James calmly and expertly navigated us through them. Reminder... I am a real estate agent myself... these were very out of the ordinary situations. James did not care that he was already paid when we had an insurance and roof situation come up a couple months later. He spent time and effort making calls and gathering documents on our behalf to settle the issues. And one could easily argue he did not have to. He is someone I was so glad to have in our corner - I specifically thought this almost every day of our 60 day escrow and have been recently reminded of it a couple months later.

For James' age (I actually hate when people say this...but it is true in this case)...he is very impressive. He blows 98% of the Realtors out of the water in terms of property knowledge, work ethic, responsiveness, generosity with his time, objectiveness, and fairness, ...and he has an excellent disposition and positive attitude to boot. The sellers of our new home had used the same agent for their last several transactions and gave James a try...they also were thrilled they did as he got them several offers well over asking price.

We are really fortunate that we found James. Not only will I not hesitate to use him in ANY future transactions, but I will also INSIST on friends moving to the area to use him, as well. James knows his stuff and you are in excellent hands...so crucial here in Palm Springs nd on Indian land. James - THANK YOU!! You are going places. :)
