Casey brings a unique perspective to the team, having originally worked with the team as a client before obtaining her real estate license, demonstrating her dedication to the field and her business, and subsequently joining the team as an agent.

Casey owns her home in Cole with her husband Kyle and their two dogs, Winston and Cece. She enjoys exploring new Denver bars and restaurants, hosting events through her Meetup group and has a passion for making pottery. She's a proud alumna of the University of Notre Dame, and after college, she lived in Washington, DC before moving to her forever home in Colorado.

A Recent, Notable Sale

Congratulations to my clients who closed on their forever home in Morgan’s Historic District!

I first met Bobby and Steph as unrepresented buyers at one of David’s listings — meaning they wanted to see the house but didn’t have an agent, so David asked me if I’d want to do the showing. While they loved that house, they ultimately decided it wasn’t for them…so we got to searching!

They were looking for a unique, historic home in Denver that they could update to fit their lifestyle but that had really cool original features. There was no rush, it had to be perfect!

David heard about an off-market listing and mentioned it to me actually as an option for a different buyer, but then we realized it might be a perfect fit for Bobby and Steph if they were open to a property a bit above their initial budget. When we reached out, they were immediately intrigued so we set a showing for the following week when they were back in town. Unfortunately, in the few days they were away the property went under contract with a buyer who was hoping to flip the property and quickly re-sell it. We ended up seeing it anyways, and they loved it — so we discussed the strategy behind a backup offer and ultimately decided to wait until we heard how the original buyer’s inspection went (we didn’t want the sellers to use our backup offer as leverage to negotiate with the original buyers/make the deal more “sticky”).

On the day of the original buyer’s inspection termination deadline the listing agent indicated that there were some hurdles, and that the deal may be falling apart — just like we had hoped! We quickly submitted a backup offer, got it signed by the sellers, and just a few hours later I got the call that the original deal fell through and my clients were in first position!

This house has absolutely gorgeous woodwork, is one of only *7 homes* with private access to Cheesman Park, and has mountain views from the primary suite — but it needs a full remodel. My clients did a full inspection and also had numerous meetings with contractors and builders to get quotes for their renovation budget. Ultimately, they decided to stick with the deal and now will start renovations on their dream home!

Long story short, it’s so important to have a real estate team who has a pulse of the market, the neighborhoods you are interested in, and a strong strategy to get you across the finish line. This house never hit the market, so it would have been extraordinarily easy for our clients to miss out on their dream home (this is also why you’re getting my phone photo and not professional listing photos!).

Q2 2024 In Review!

When it comes to real estate, who you work with matters. That’s why I am SO proud to be a part of The Schlichter Team, an award-winning Real Estate team in Denver.

In just Q2 2024, the Schlichter Team:

- Sold 31.7x the amount of real estate that the average Denver metro area agent did.
- Generated 3.7x more showings per listing than the average Denver metro area agent did.
- Generated a closed/list price ratio for its listings that was 4.2% higher than the average Denver metro area agent generated.
- Put its listings under contract 47.4% faster than the average Denver metro area agent did.

In Q2 this year I personally closed 5 deals totaling $4.1M. Now I have ambitious goals for Q3: I’m working to close 7 deals and/or $5m+ in total volume. 

Right now is a unique moment for buyers in Denver, if I was planning a move in the near future, *now would be the moment I’d be looking to buy*. The number of active listings available in the Denver metro area is up 47.3% year over year, whereas the number of pending listings is only up 1.1%. What this means is that there are about the same number of buyers buying homes as there were last year, but there are substantially more homes from which buyers can choose. Competition is *down*, and buyers have increased negotiating power.
