As someone who purchased a home in another state with a realtor who did only slightly more than the minimum required to assist our buying transaction, I’ve experienced the varying degrees of interest realtors have in not only getting a transaction to completion, but in delivering *beyond expectations,* which is what Caitlin does as a master of the real estate craft. For the “TLDR” review readers, Caitlin will maximize the visual appeal of your home with her complimentary staging, price your home right in the market and maximize your ultimate selling price and terms for your needs, and she will wow every party involved in the transaction, from the buyer to the buyer’s agent. For those with a longer attention span, I’ll share more relevant details: I was introduced to Caitlin by her husband (a former colleague of mine). At the time, we had a notion of moving to another state with a loose timeline goal. Once we purchased a new home, we then had a floating timeline to sell our home in Richmond, with a number of projects to complete first. During this time, Caitlin reached out several times—but was never pushy—which demonstrated that she truly wanted to work with us, and also that she was someone we would want to work with. By the time we were ready to put our house on the market about 6 months later, we already felt good about working with Caitlin, but she was just getting started in wowing us. She came to our home multiple times to plan for staging, to execute the staging, with the photographer, to show our home to a local person (who ultimately became our buyer) whose agent was a non-local family member, and more. I won’t list all the extras she provides along the way, but Surprise and Delight are a good summary of them! The photographer she employs is fantastic—from excellent interior, exterior, and drone pictures, to a 3D tour, to a cool 3D digital model of the house. She creates printed materials about your home for people to see at showings to give them insider details on the property and the neighborhood. When it came time to look at our offers, she knew our highest priorities as sellers and guided us through that process skillfully, and we were pleased with our contract terms. About a month later, the closing went off without a hitch and the buyer’s agent stated Caitlin was the best realtor she had ever worked with.
