THE 2024 ULTRA-LUXURY ($10M+) REPORT

The ultra-luxury residential real estate market showcased resilience and strength across the nation in 2024.

A total of 1,744 homes sold at $10 million and above, generating an impressive $31.39 billion in sales—well surpassing 2023 figures and underscoring the continued demand for exceptional properties. This momentum, fueled by continued wealth growth and favorable economic conditions for ultra-luxury buyers, signals another promising year ahead in 2025. From trophy homes in iconic destinations to private exclusives offering unparalleled discretion, the segment is poised for another strong year.

Looking to 2025: the outlook remains optimistic, driven by two key factors:

  • High-net-worth individuals (HNWI) continue to grow their fortunes, supported by strong financial markets, robust economic activity, and strategic wealth management.

Additionally,

  • An unprecedented transfer of wealth is underway, as older generations pass significant assets to their heirs. This influx of liquidity is empowering a new wave of buyers to enter the ultra-luxury market, driving demand for ultra-exclusive properties, despite ongoing inventory challenges.

High-net-worth individuals are uniquely positioned to weather broader economic fluctuations, as they are often less affected by rising mortgage rates and can leverage alternative financing or cash purchases. Additionally, their focus on lifestyle, legacy, and strategic investments ensures continued strong activity in the ultra-luxury market.

Q4 2024 - Manhattan Market Report

We’re excited to share that Manhattan’s residential real estate market wrapped up Q4 2024 on a high note! After months of hesitation, many buyers jumped back into the market, encouraged by gains in the equity markets and a growing acceptance of today’s market conditions. Even with elevated mortgage rates and tight inventory, apartment sales saw a solid 10.6% increase compared to the same time last year.

However, inventory remains a challenge. The number of available homes dropped 14.3% from Q3 2024 and 8.6% year-over-year. While we all hope to see more homes coming to market, this supply-demand imbalance is likely to continue for now.

Condo sales stole the spotlight this quarter, jumping 21.5% year-over-year, with the average price approaching $3 million—the highest we’ve seen since 2018! Buyers in this market, who are typically less affected by mortgage rates, showed a clear preference for turnkey properties and modern amenities. Co-op sales, on the other hand, grew more modestly by 2.8%, with a slight dip in average prices.

Q4 2024 - Brooklyn Market Report

Brooklyn’s real estate market continues to show resilience in an unsteady market. Buyers have come off the sidelines, making amends with mortgage rates & engaging with the market.

Sales:

  • There were 2,292 sales this quarter, a 7.7% year-over-year (YOY) increase.
  • Notably, houses were 51.4% of sales.
  • Condo sales increased by 7.3%, accounting for just under 30% of transactions.

Contracts Signed:

With the election in the rearview mirror encouraging many to move forward, about 1,560 contracts were signed, an overall increase of 6.6% YOY and 6.1% quarter-over-quarter (QOQ), alluding to positive movement to start 2025.

At the same time, co-op contracts declined significantly compared to last year, largely driven by inventory challenges.

Inventory:

Inventory remained a defining factor in Q4. A meager 2,863 properties were actively listed, a decrease of 4%.

  • Condos were the only property type with an increase in inventory, leading to 16.3% more properties available on the market compared to last year.
  • The $2M-3M and $3M+ price points were the only brackets to see an increase in inventory.
  • New listings were down 8.2% compared to Q4 2023, a decline driven entirely by co-ops.
